How to Choose Exterior Paint That Survives Inland Empire Heat

Your neighbor repainted three years ago and it already looks chalky. Yours is six years old and somehow still fine. The difference almost never comes down to who paid more — it comes down to product choice and prep. Inland Empire summers regularly push past 105°F, and that direct sun is the single biggest reason exterior paint fails early. After repainting hundreds of stucco and wood-trim homes in Corona, Riverside, Norco, and Eastvale, we've settled on a short list of coatings that actually hold up.

For stucco, we favor a high-build elastomeric primer followed by two coats of a premium 100% acrylic exterior. Elastomeric is critical here because stucco expands and contracts every day as temperatures swing 40+ degrees between dawn and afternoon. Hairline cracks open and close constantly — a flexible coating bridges them. A standard flat acrylic alone will telegraph every one of those cracks within a year or two.

For wood trim, fascia, and garage doors, we use a flexible acrylic enamel that resists chalking under UV. Oil-based paints look beautiful on day one but yellow and crack fast in this sun. Modern waterborne enamels lay down nearly as smooth and outlast oil two-to-one outside.

Color matters more than most homeowners realize. Deep, saturated colors — true navy, charcoal, barn red — fade faster than mid-tone earth colors because dark pigments absorb more UV energy and break down sooner. If you love a deep color, ask for a fade-resistant tint base. They cost a few dollars more per gallon and can buy you three to five extra years of color life.

Prep is non-negotiable. Our exterior process: pressure wash and let dry 48 hours, scrape all loose paint, sand failed edges feathered smooth, caulk every gap with a paintable elastomeric caulk, spot-prime every bare patch, then two full coats. Skip any of those steps and even the best paint on the market will peel inside 18 months.

Three questions to ask any exterior painter before you sign: What primer are you using on bare stucco or wood? How many coats, and is that included in the price? What's the written warranty on the labor? If the answers are vague, keep shopping.
